Who Will Live There?

In general, SCC is not allowed to reserve apartments for anyone, but must choose tenants using a lottery system. Each funding source imposes its own requirements on some or all of the units. In addition to income limits, some funders will only pay for the formerly homeless, physically or mentally disabled, etc. SCC gives preference on 70% of the units to prospective tenants who live or work in Somerville.

Tenants must have an income below limits based on the area median income (AMI) for a particular household size. Some of the apartments will require an income less than 30% of AMI, and the rest will require an income less than 60% of AMI. These are the current maximum income limits for this area:

SCC also requires prospective tenants to have a minimum household income of at least 45% of the rent.
