Since SCC has not released much detail about their project, we have to depend on preliminary concepts and a financial pro forma from June 2011.
The old Boys and Girls Club building would be torn down, and a new five-story apartment building put up in its place. As required by new zoning, the ground floor would be commercial, not housing, and much of that floor would house SCC offices (They currently reside in Union Square at 337 Somerville Ave., above the Union Square Family Health Center). There will be 45 units, most with 2 bedrooms but also including some one and three bedroom units.
The new building will be the maximum height allowed. 55 feet, but up to another 15 feet on top of that can be added for an elevator head house, HVAC equipment and the like, so the total height can be up to 70 feet. The rear of the building will be set back from the property by at least 20 feet, with a 10 foot wide strip of plantings along the rear boundary.
Parking will be behind the building on two levels. The lower level will be accessed by a driveway on the left edge of the lot on Washington Street, and the upper level from a driveway near the back of the lot on Boston Street. A total of 50 spaces are planned, enough to meet the requirements of this area (zoned CCD-55).
There will not be a resident manager; Winn Management would manage off-site as in other SSC projects. (Winn Management does not have a good reputation for being responsive to neighbors' concerns.)
